- Enforce Association rules and regulations, covenants and by-laws.
- Perform inspection of the community for violations once a week.
- Send notices via mail or email to unit owners who are in violation, track those letters and follow-up as specified in HOA covenants and/or by-laws.
- Report any safety issues to the Board.
- Provide monthly report to the Board outlining violations/complaints and actions taken.
- Maintenance of grounds and other common elements identified as the responsibility of the Association.
- Determine any repairs needed and solicit bids. Submit bids for review by Board and upon their approval, hire, supervise and verify repairs made in satisfactory manner. Submit all invoices to Board for payment.
- Negotiate, at the direction of the Board, maintenance and service contracts that are needed by the Association. All such contracts shall be in the name of and at the expense of the Association.
- Provide 24/7 emergency phone and web contact coverage for Association members and renters of members units.
- Assist in soliciting new bids for any qualifying vendor, and obtaining accurate information.
- Assist in certifying pond maintenance; acquiring correct qualifications for pond maintenance.
