• First and foremost; provide responsive homeowner service.
  • Assist and attend annual meeting and board meetings.
  • Assist in preparing and handlings of meeting notices, ballots, proxies, and minutes of each meeting. Will keep minutes in corporate office for any homeowner to observe.
  • Create and distribute welcome packages to new homeowners in the Association.
  • Prepare and provide up to three insurance quotes to reach requirements of the Association. Will prepare a list of comparisons and contrasts between the insurance quotes to help board decide on appropriate insurance policy.
  • Issue statements and violation reports for delinquent homeowners.
  • If Association needs help with bulletins, newsletters, and mass mailing, will assist in any way possible.
  • Provide Association with 24 hour/ 7 days a week emergency service.
  • Keep accurate bookkeeping and accounting records for audits and homeowners.
  • Negotiate service and maintenance contracts with qualified vendors.
  • Prepare and mail 1099’s to qualified vendors.
  • Assist in the enforcement of governing by-laws, covenants, and restrictions.
  • If Association needs Clubhouse reservations, BAM will take on the responsibility.
